  • Except in the RM-2, RM-3, RM-4, RMX-3, CMX-3, CMX-4, CMX-5, and IRMX districts, roof decks and pilot houses have area limitations and are often limited to 125 square feet for the access structure with an additional 40 square feet allowed if an elevator is housed.

  • Guardrails can be up to 42 inches high, with privacy screens up to 60 inches and certain opacity and placement requirements.

  • Zoning permits are required for roof decks, but modifications to existing permits for pilot houses may not require new permits if compliant.
    If the proposed roof deck or pilot house does not meet the base code, a zoning variance or special exception may be required.
