What moves the price in a Philly bathroom

  • Old plumbing. Many pre-war row homes still have cast-iron stacks and galvanized supply lines. Replacing them while the walls are open costs far less than after a leak.
  • Second-floor bathrooms. Tile and tub weight on older joists sometimes calls for subfloor or joist reinforcement.
  • Moving fixtures. Relocating a toilet or shower means new drain and vent runs, a permit with plans, and more time.
  • Waterproofing. We waterproof shower pans and walls before tile, with systems like Schluter Kerdi.
  • Electrical. GFCI outlets, an exhaust fan or heated floors need their own permit. See bathroom electrical code.

Philadelphia bathroom permits, handled

The City of Philadelphia requires a plumbing permit for most bathroom remodels, and the work must be overseen by a licensed master plumber. Only minor same-for-same repairs, like replacing faucets, valves or parts, are exempt.

  • Same layout, same fixtures: usually qualifies for an EZ permit with no plans, often issued within about 5 business days online.
  • New layout or new piping: needs a permit with plans, which the City reviews within about 20 business days.
  • Electrical work such as new circuits, an exhaust fan or a heated floor needs its own electrical permit.

Row-home bathroom specialists

Most of our work is in Philadelphia row homes, where bathrooms are narrow and tucked between party walls and old framing. We plan around that with:

  • Curbless glass showers that make a small room feel bigger
  • Wall-hung or compact vanities and recessed niches between studs
  • Pocket doors where a swinging door won't fit
  • Grab bars and shower seats for accessible, age-in-place bathrooms

Bathroom remodeling FAQ

How much does a bathroom remodel cost in Philadelphia?

Most Philadelphia bathroom remodels cost $10,000 to $15,000 for a refresh, $15,000 to $30,000 for a full same-layout remodel, and $30,000 to $50,000 or more for high-end work or a new layout. We give you a written price after a free visit.

How long does a bathroom remodel take?

A refresh takes about 1 to 3 weeks. A full same-layout remodel takes about 4 to 6 weeks, and a layout change 8 weeks or more. Permit approval adds roughly 1 to 4 weeks before work starts, depending on whether plans are needed.

Do I need a permit to remodel my bathroom in Philadelphia?

Usually yes. Most bathroom plumbing work needs a City permit overseen by a licensed master plumber. Swapping a faucet or valve does not. We pull and manage the permits on every project.

Are you licensed?

Yes. MatrixGC (Matrix Company Solutions Corp) holds Philadelphia contractor license #43984 and is insured.

Do you offer a warranty?

Yes. We provide a 6-month workmanship warranty. If something we built has a problem, call us and we will fix it. The warranty does not cover work that has been changed by another contractor.

Can you make a small row-home bathroom feel bigger?

Yes. A curbless glass shower, a wall-hung vanity, larger tiles, a pocket door and recessed niches all add usable space without moving walls.

Should I replace my tub with a walk-in shower?

If it is not your home's only tub, a walk-in shower often works better day to day and for aging in place. Keep at least one tub if you have young kids or plan to sell to families.

Can I finance my bathroom remodel?

Yes. Homeowners often use a home equity line or cash-out refinance. If you are buying or refinancing, an FHA 203(k) or HomeStyle loan can include the bathroom, and we work with those loans every day.
