How a 203(k) works in South Jersey
An FHA 203(k) loan rolls the purchase price and the renovation into one mortgage with as little as 3.5% down. Camden, Burlington and Gloucester counties are part of the Philadelphia metro area, so they share its FHA loan limits.
- Limited 203(k): non-structural repairs up to $75,000, such as kitchens, baths, roofs, flooring and systems. A HUD consultant is optional.
- Standard 203(k): larger or structural projects with at least $5,000 in repairs, such as additions, layout changes and foundation work. A HUD-approved consultant is required.
- Contingency reserve: lenders usually add 10% to 20% of the repair budget for surprises found during construction.
What we do as your 203k construction company
- Lender-ready bid. Itemized to match the consultant's write-up, so underwriting does not stall.
- Draw schedule. Work is billed in stages that match inspections, the way 203(k) lenders release funds.
- NJ permits. Drawings and filing with your town's construction office.
- One team. Our own project manager from the first walkthrough to the final inspection.

Permits and sales tax in New Jersey
In New Jersey, work that touches structure, electrical, plumbing or mechanical systems generally needs a permit from your town's construction office under the NJ Uniform Construction Code. We prepare the drawings, file the permit and schedule the building, electrical and plumbing inspections.
New Jersey treats most permanent home improvements as capital improvements, which are exempt from sales tax on the labor when the homeowner signs Form ST-8. We give you the form with your contract. 203(k) repair budgets can include the cost of permits.
