Composite or wood?

  • Pressure-treated wood: costs less upfront, but needs staining or sealing every 2 to 3 years.
  • Composite: costs more upfront, needs only washing, and will not splinter or rot.
  • Our advice: if you plan to stay 7 years or more, composite usually costs less over its life.

Deck permits in New Jersey

Most decks need a construction permit from your town, and many towns also check zoning setbacks. Footings must reach frost depth, ledger boards must be properly flashed and fastened, and guards are required where the deck is high enough above grade. We draw the deck, file the permit and schedule the footing and final inspections.

Permits and sales tax in New Jersey

In New Jersey, work that touches structure, electrical, plumbing or mechanical systems generally needs a permit from your town's construction office under the NJ Uniform Construction Code. We prepare the drawings, file the permit and schedule the building, electrical and plumbing inspections.

New Jersey treats most permanent home improvements as capital improvements, which are exempt from sales tax on the labor when the homeowner signs Form ST-8. We give you the form with your contract.
