What a whole-home renovation includes

Most Philadelphia homes we renovate are 80 to 120 year old brick rowhomes and twins. A full renovation usually means opening walls, bringing systems up to today's code and rebuilding the finishes room by room.

  • Demolition & structure: joist sistering, bearing walls, stairs, rear wall and roof repairs.
  • Systems: new electrical service and wiring, plumbing, HVAC and water heater.
  • Envelope: windows, insulation, roofing, masonry pointing and waterproofing.
  • Kitchen & baths: layout changes, cabinets, tile, fixtures. See kitchen remodeling and bathroom remodeling.
  • Basement: waterproofing, sump pump and finished living space. See basement remodeling.
  • Finishes: drywall, flooring, trim, doors, paint and lighting.

Ways to pay for it

  • Cash or HELOC: renovate the home you already own.
  • FHA 203(k): buy and renovate with one mortgage. See our 203(k) contractor page.
  • Fannie Mae HomeStyle: conventional purchase-plus-renovation loan. See HomeStyle contractor.
  • Investor rehab: fast, permit-ready scopes for flips and rentals.

Home renovation FAQs

How much does a whole-home renovation cost in Philadelphia?

It depends on the size of the house, how much structure and systems work is needed, and the finishes you choose. A cosmetic refresh costs far less than a gut rehab with new electrical, plumbing and HVAC. After a free walkthrough we give you an itemized estimate so you can adjust scope to your budget.

How long does a full home renovation take?

Most whole-home rowhome renovations take about 3 to 6 months of construction, plus time for drawings and permits. Larger gut rehabs or projects with structural work can take longer. You get a written timeline with your estimate.

Do I need a permit to renovate my house in Philadelphia?

Most renovations that touch structure, electrical, plumbing or mechanical systems need permits from Philadelphia L&I. Cosmetic work like paint and flooring usually does not. MatrixGC prepares the drawings, pulls the permits and schedules the inspections.

Can I live in the house during the renovation?

For a single-room or phased project, often yes. For a full gut rehab with no working kitchen, bath or utilities, most owners move out. We plan the phases with you up front.

Do you work with 203(k) and HomeStyle renovation loans?

Yes. We do 203(k) and Fannie Mae HomeStyle projects every year, write lender-ready bids, and work with your HUD consultant, appraiser and draw schedule.

Do you offer a warranty?

Yes. On request, MatrixGC provides a 6-month workmanship warranty. The warranty is void if another contractor works on the same area after us.

Do you renovate homes in South Jersey?

Yes. Besides Philadelphia we work in Camden, Burlington and Gloucester County towns. See our South Jersey renovation page.

Is MatrixGC licensed?

Yes. MatrixGC holds Philadelphia contractor license #43984 and carries liability insurance.
